Don't be a "Looky Lou!" Preparing For The Lender!
Welcome Back to, Hearth2Hearth Talks, with Agent JET, Century 21 Troop Realty. Today, I thought it would be a great idea to share with you some great tips for preparing for the Lender. Once prepared, you’ll be in fantastic shape for moving forward with your buying plans and the process will go a lot smoother.
I cannot stress the importance of a PreQualification Letter and the advance preparation of the docs you'll need to provide the Lender. Getting, and staying, in financial "ship shape," and having that PreQual in hand before getting your heart set on your dream house is the way to go: In fact, you’ll only set yourself up for disappointment by deciding to place your offer after an Open House without having your financial ducks in a row. The reality is, in most cases you'll be in competition with other Savvy buyers who took the time to prepare. So, having this handy little doc in hand by the time you choose your agent, is the best course of action. Moreover, this shows the seller that you are in a serious position to buy.

And believe me, my banking experience dictates that I place higher standard on any lender recommendations I make! So, I assure you, this banker will WOW you with his service and knowledge.

Out of HOT WATER!
As a dedicated Realtor, I help my Buyer's in a variety of ways, including: Helping them stay out of hot water later on by looking out for their back. Buyer's remorse is the worst when the ticket price is as high as real property, especially in So-Cal! You'd be surprised how much Buyers miss when they're on their own.

MR. BLANDINGS BUILDS HIS DREAM HOUSE...
So there you are, pre-approved at last! Now what? Do you...should you... hire a realtor to represent you? In fact, what’s so great about hiring a realtor in the first place, you might be asking yourself.
Well, first of all, the world of real estate is a veritable jungle of realtors, sellers and lenders. Getting your pre-qual is only half the challenge to getting into your dream home.
In
fact, that’s only the tip of the iceberg, and I don’t mean lettuce!
What about the rest? Well, let me get right down to it. For one thing, working with someone with insider
information will help you “eat the hay and leave the sticks” when it comes to
navigating through a sea of listings.
Next, should you really take a stab at guessing
how much the home is worth and how much to offer? Anyone
serious enough to make such a large investment had
better exhaustively prepare for
that purchase. A realtor is able to expertly
prepare a comparative market analysis.
Another thing, you know all those lovely little sites you love to surf for the latest listings? Well, brace yourself, there’s a good chance those listings are not up to date. Quite often those listings are days, if not weeks behind with the current status. I’ve encountered situations like that countless times. It’s heartbreaking to have to tell my buyer that what they saw was sold back in 2014.
Seriously.
Yet another benefit to working with a realtor, is the fact that more often than not, we have access to listings even before they hit the market. How’s that for lightening quick? Think of the endless possibilities you may have missed. Perhaps you missed out on your ultimate home and didn’t know until it was too late.
Oh, and one more thing before I leave you, traditionally the seller pays the real estate commission. So, it is quite commonplace for the buyer’s realtor’s services to be “free” for you, Mr. Buyer.
So, with so much to be gained, it makes all the sense in the world to take advantage of all that we realtors have to offer you! Why play “russian real estate roulette” with such a huge investment??? You wouldn’t want to end up like Blandings and find yourself with an “Old Hackett Place!” Just look what happened to poor Cary Grant! It may be that “some things you do buy with your heart,” but just not real estate!
